By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jeffrey Reede to Mortgage Electronic Registration Systems, Inc., as nominee for Plaza Home Mortgage, Inc., said mortgage dated September 30, 2016, and recorded in the Plymouth County Registry of Deeds, in Book 47541 at Page 238 and now held by PennyMac Loan Services, LLC by virtue of an assignment from Mortgage Electronic Registration Systems, Inc., as nominee for Plaza Home Mortgage, Inc. to PennyMac Loan Services, LLC dated January 2, 2018 and recorded January 25, 2018 in the Plymouth County Registry of Deeds, Book 49435, Page 256, for breach of the conditions in said mortgage and for the purpose of foreclosing the same, will be sold at Public Auction on April 3, 2020 at 1:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated in Hull, Plymouth County, Massachusetts, being the premises numbered 4 on the present numbering of Ripley Road, being Lot C1 on “Plan of Land, Fort Revere, Hull, Massachusetts” surveyed for the Fort Revere Realty Trust, May 8, 1951, Lewis W. Perkins & Son, Engineers, Hingham, Mass., recorded in Plymouth County Registry of Deeds as plan #259 of 1952 and being more particularly bounded and described as follows: NORTHEASTERLY by parcels C2 and C3 as shown on said plan, one hundred twenty-six and 21/100 (126.21) feet; SOUTHEASTERLY by the northwesterly sideline of a way known as Nantasket Avenue, sixty-eight and 75/100 (68.75) feet; SOUTHWESTERLY by the northeasterly sideline of Ripley Road, eighty-two and 02/100 (82.02) feet; WESTERLY by the easterly line of the intersection of the said Ripley Road and a way known as Christine Road, a curved line, eighteen and 85/100 (18.85) feet; and NORTHWESTERLY by the southeasterly sideline of the said Christine Road, eighty-five (85) feet. Containing eleven thousand nine hundred thirty (11,930) square feet of land according to said plan. Excepting from the above described parcel six (6) square feet of land described in a deed from Arnold Felton, et ux, dated September 10, 1956 to the Town of Hull, recorded with said deeds, Book 2561, Page 4. The description of the property that appears in the mortgage to be foreclosed shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer’s or cashier’s check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer’s or cashier’s check within sixty (60) days after the date of sale.
